  • Verify ownership of plot from land owning individual or agency (like DDA, L&DO, HUDA, NOIDA, GDA etc.)

  • Visit project site/land to know the real status of construction.

  • Examine title documents and its chain, Builder Buyer Agreement, Sale Deed, GPAs, SPAs, WILL etc.

  • Consult a legal expert before signing. Don't rely upon unregistered/presigned documents.

  • Check and verify the license/approved layout or site plan/map as well as building plan and other clearances from concerned civic agencies.

  • Check status of land regarding any acquisition proceeding from Land Acquisition Collector (LAC), mortgage from Central Registry of CERSAI Act or Civil/Criminal litigations.

  • Purchase only through registered sale deed with preference of thumb/finger impressions over signatures.

  • Always make payment through Cheques/ DDs/RTGS and other Banking instruments in owner's name.

  • Take owner's signatures/thumb impression for payment along with original/chain of documents.

  • Take physical possession after finalization of payments and execution of documents.

Remember:

  • Any scheme offering double or triple of principal amount in a short period could be a trap.

  • Anyone paying interest rate higher than RBI guidelines can be a fraud.

  • Invest only in registered NBFC or banks following RBI guidelines.

  • Transaction must be made by cheque against proper receipt only (Don't accept hand written rough receipt.

Check:

  • The details of Chit Fund Committee being run, its duration, amounts involved, number of members from the Registrar of Chit Fund.

  • The registration of Company/Committee and its financial documents (online) from the Registrar of Companies/Chit Fund and other details from its office.

  • Whether passbooks with relevant entries are being maintained and margin money is being deposited with Registrar Chit Funds.

  • The past performance/criminal record of the company and credibility of its management.

  • Password protects the mobile phone having your banking application. It is recommended to set the maximum number of incorrect password submissions no more than three.

  • Choose a strong password to keep your account and data safe.

  • Review your account statements frequently to check for any unauthorized transactions.

  • Change your password regularly.

  • Report a lost or stolen phone immediately to your service provider and law enforcement authorities.

  • Never give your PIN or confidential information over the phone or internet. Never share these details with anyone.

  • Don't click on links embedded in emails/social networking sites claiming to be from the bank or representing the bank.

  • Don't transfer funds without due validation of the recipient, as funds once transferred cannot be reversed.

  • Don't store sensitive information such as credit card details, mobile banking password and user ID in a separate folder on your phone.

  • Don't forget to inform the bank of changes in your mobile number to ensure that SMS notifications are not sent to someone else.

  • Never reveal or write down PINs or retain any email or paper communication from the bank with regard to the PIN or password.

  • Be cautious while accepting offers such as caller tunes or dialer tunes or open/download emails or attachments from known or unknown sources.

  • Be cautious while using Bluetooth in public places as someone may access your confidential data/information

  • 14.Be careful about the websites you are browsing, if it does not look authentic, do not download anything from it.

  • JUST DON'T DO IT. When in doubt, don't act as per the directions of the caller. Verify and re-verify. Remember, your hard-earned life savings are at risk. Don't hesitate to say NO.

  • Always use PIN or Password to protect/lock your Phone.

  • Never leave your phone unattended, especially in public places.

  • Always use "turn off setting when not in use." It will lock your phone after few second and prevent misuse.

  • Don't click on links sent through SMS or Whatsapp unless you are sure about its origin and content.

  • Always use an authentic antivirus and renew it regularly for latest updates.

  • Don't store your credit/debit card details on your phone. Not even a photo of any of the sides of the Card.

  • Only download authentic, verified Apps on your phone and always download Apps from authentic sources such as Google Play Store. Never download Apps from the pop-ups likes.

  • On sudden deactivation of SIM, immediately contact your bank connected with the mobile number. Someone may be trying to divert your internet banking OTP to a duplicate SIM.

  • Don't share and OTP with a tele-caller and don't forward it over SMS, OTP is only meant to be entered by YOU in your phone/laptop.

  • Don't call a Customer Care number obtained from Google search or from Apps such as Just Dial. They are mostly of fake Call Centers trying to defraud you by impersonating as Bank or a reputed company. Get the Customer Care Numbers from the authentic company website.
